Getting to Taman Kajang Sentral

 

Di sini bermulanya Taman Kajang Sentral. Blok E, Jalan TKS 1 adalah bangunan perniagaan terawal yang beroperasi di Taman Kajang Sentral, menempatkan Pusat Rawatan Britannia sebagai landmark kepada orang ramai yang ingin datang berurusan di sini. Foto ini diambil pada Mac 2005. Beberapa syarikat yang dilihat pada gambar ini telah berpidah ke tempat lain.

Taman Kajang Sentral. Signage ini terletak di jalan masuk ke Taman Kajang Sentral. Jika anda menuju ke Semenyih melalui SILK papan tanda ini terletak di sebelah kiri, selari dengan Kajang SILK Highway yang menyebabkan ramai orang tersasar semasa mencari laluan masuk ke Taman Kajang Sentral.  Sebaik sahaja anda menyusur masuk, anda telah berada di Jalan TKS 1. Kebanyakan pejabat di sini berada di Jalan TKS 1.  Jalan TKS 1 agak panjang, bermula dari blok Universiti Kuala Lumpur (UniKL) di hujung gambar di atas, sampailah ke penghujung blok bangunan iaitu bangunan MIROS (Malaysian Institute of Road Safety Research).

Bangunan TKS Sentral Point di Taman Kajang Sentral yang hampir siap pada tahun ini (2011). Bangunan ini mempunyai rekabentuk yang berbeza daripada bangunan-bangunan TKS yang lain, nampak moden dan cantik. Sangat sesuai untuk dijadikan bangunan kolej atau IPTS. Bangunan baru ini juga terletak di sepanjang Jalan TKS 1. Nampaknya, Taman Kajang Sentral sudah semakin membangun.

Perbadanan Aset Keretapi (PAK) Kajang telah membuka pejabatnya di sini pada hujung 2010 yang lalu. . Sebelum Perbadanan Aset Keretapi memasuki bangunan di Taman Kajang Sentral ini, kerja-kerja renovation yang besar telah dilakukan ke atas beberapa blok bangunan 3 tingkat ini yang rasanya menelan belanja ratusan ribu ringgit. Banyaknya duit PAK...berapa tahun akan berada di sini pun tak pasti. Antara syarikat lain yang membuka perniagaan di sini termasuklah Kolej Mutiara (kolej kerjasama dengan Universiti Utara Malaysia atau UUM) dan baru-baru ini juga telah dibuka Wisma MKRS...wisma apa tu ye...Diam tak diam, Taman Kajang Sentral sudah ada 3 IPTS...lebih ramai pelajar akan membanjiri kawasan ini suatu masa nanti.

Jika anda inginkan rumah sewa di Kajang, pangsapuri di Taman Kajang Sentral ini pun boleh dikatakan sesuai. Kos sewa rumah di sini masih rendah. Banyak unit apartment di sini disewakan pada harga RM350.00 (3 bilik dan 2 bilik air). Jika budget rendah, cari rumah sewa di Blok L atau Blok I. Untuk ke bandar Kajang cuma 10 minit sahaja dan untuk ke komuter Kajang pula cuma 5 minit sahaja.

Stesen Komuter Kajang kurang 5 minit dari Taman Kajang Sentral. Ramai orang memakir kenderaan di sepanjang jalan Bukit, iaitu jalan ke Komuter Kajang.

Antara premis perniagaan terawal di Jalan TKS 1, Taman Kajang Sentral yang beroperasi sejak tahun 2005. Indian restaurant Basil Leaves (non-halal) baru dibuka pada tahun 2009 berada di corner blok bangunan ini.

Gambar terkini premis perniagaan di Taman Kajang Sentral pada 2011. Pusat Rawatan Pakar Wanita dan Kanak-Kanak Britannia adalah yang terawal di sini. Smart Kids Taman Kajang Sentral terletak di sini. Antara perniagaan yang baru beroperasi di sini termasuklah etiQA takaful Asianadi Sdn. Bhd. dan sebuah pusat Fisioterapi dan pemulihan. Namun, ada berapa syarikat telah memindahkan operasinya ke blok bangunan di hujung Jalan TKS 1 kerana kadar sewanya yang lebih rendah. Kawasan ini juga menjadi tumpuan geng Multi Level Marketing (MLM) pada waktu malam untuk lepak di Salju Cafe di sini untuk rekrut angota baru...bersusun kereta sampai tak ada parking.

Facts: Keluasan setiap unit kedai ialah 22 x 75 kaki. Keluasan 1,268 - 2,738 sqft. Tenure: Freehold. Kawasan ini berpotensi untuk maju pada masa akan datang.

 

Restoran Salju Cafe...dibuka daripada jam 8.00 pagi hingga 11.00 malam. Kedai ini boleh diakatakan bersih dan selesa. Sarapan pagi, makan tengahari nasi campur ada di sini. Ala-carte pun ada. Makanan boleh tahan sedapnya...cuma agak mahal harganya.

MIROS

MIROS- Malaysian Institute of Road Safety Research was operated at Taman Kajang Sentral since 2008. Established on 3rd January 2007, MIROS functions as a one-stop centre for the generation and dissemination of road safety information through the print media and a concerted training programme. MIROS carries out studies and evaluates current procedures on road safety to generate information that will form the core of its evidence-based intervention programmes to enhance road safety.

FUCTIONS:

  • Conduct high impact research that will be translated into road safety policies.

  • Develop national objectives, policies, and priorities for the orderly development and administration of road safety research.

  • Enhance and increase knowledge based on new developments in issues related to road safety.

  • Serve as an audit and accreditation agency in curriculum design and standards on road safety.

  • Propose evidenced based cost-effective interventions/ programmes.
  • Serve as a repository of knowledge and linkage on road safety.
  • Serve as a centre providing consultation and advice on road safety issues.

MIROS is headed by a Director General and administratively organised into three Centres and two Divisions. The centres are the Road Engineering and Environment Research Centre, Road User Behavioural Change Research Centre, and the Vehicle Safety and Biomechanics Research Centre, while the divisions are the Administration and Finance Division and Publications & Knowledge Management Division

Setting up a new office is a mighty task -- whether you're looking for the right location, negotiating a lease, designing a workplace, or deciding whether to buy or rent the equipment and services you'll need to do business in your new space. Ray Ortega understands why businesses need good space. He just doesn't understand why so many of them insist on paying for it. "People get involved in these long-term rental agreements. Then they can't produce enough revenues to cover expenses, and it kills them," says the CEO of Ortega Travel Services, a $25-million travel agency based in Atlanta. "We don't pay an awful lot of rent. That's how we keep our costs down."

Five of Ortega's nine outlets come to him virtually rent-free. Three of his large commercial accounts furnish space gratis because they want on-site travel services for their employees. Ortega also gets free space at an air force base in South Carolina, in return for providing discount rates to Uncle Sam. He has even finagled space from the competition: he shares his Washington, D.C., office with another agency that foots the rent bill in return for a 50% share of the profits on any business Ortega gets there.

Maybe your customers don't want you on-site. Maybe the government doesn't want to pay your bills. There are still ways you can cut your rent. You could always...

1. Profit from someone's misfortune. It's the age of downsizing and rightsizing -- and that means empty office space. Even if the downsizing craze passes, subletting is always one of the best sources of discount space. Smart subletters can try for discounts of 25% or more. When he was looking to relocate, Soheil Saadat, CEO of Scientific Software, a $6.3-million software developer in San Ramon, Calif., eyed a swanky industrial park. But at $1.85 a square foot, Saadat decided, such posh digs were more than he could afford. A broker referred him to a large corporation in the same park that was closing its California office and had more than two years left on the lease. Saadat scored a rate of $1.15 a square foot, saving himself 38%.

2. Let yourself be lured. Many communities offer incentives to relocating businesses, and some have economic-development zones, where the city provides tax abatements, low-interest loans, and other amenities to attract businesses.

When Patti Penny was looking for new headquarters for the Pen-Group, a $39-million employment agency based in Springfield, Mo., she opted not to rent. Instead, she took advantage of low property values in Springfield's downtown. Penny took over a former savings-and-loan building featuring ample parking and a drive-through window, where temps now can pick up their paychecks. The city fronted $50,000 toward renovation costs at a bargain 5% interest rate.

3. Share. Roommates aren't just for twentysomethings. Christopher Hedge was running his solo sound-mixing studio out of a small space in Brisbane, Calif. His business, the Magic Shop, provides musical scores for video-production houses. But the closest video studio was a 20-minute drive away. Hedge thought that if he could join forces -- and offices -- with a video- postproduction facility, he could save clients valuable travel time. So in 1993 he approached Aldo Panattoni, CEO of $3-million Total Video Co., in South San Francisco.

Today the two companies share a common lobby, a receptionist, a kitchen area, and office machines. For a 12% cut of Hedge's monthly sales, Total Video handles much of the Magic Shop's administrative functions, including invoicing and scheduling. Hedge also pays $750 a month in rent -- just a little more than half of what he used to pay.

KAJANG REVISITED

Located within this growth corridor, Kajang is one of the matured municipals in Southern Klang Valley that has transformed into a popular suburb for both residential and commercial developments. Situated 20km south of Kuala Lumpur, accessed by the North-South Highway, SILK highway, Grand Saga Highway and trunk roads (Jalan Reko and Jalan Bangi), Kajang is no longer a small town only well known for its satay. The government's effort in developing this area has resulted in the establishment of various multinational organizations' production factories, such as Sony, Denso, Hitachi, Sapura, Datapos and Sumida. The vast amenities and healthy employment market have led to a population of more than 230,000, a healthy growth from 2001, when it was just 189,000 (source: Kajang Municipal Council, MPKJ).

 

Well-planned Commercial Park


The rapid growth of population translates to an increasing need for various Business-to-Business and Business-to-Consumers services, namely banks, convenience stores, fresh market, restaurants, healthcare centre and so on. Anticipating this demand and investment opportunity, Reko Heights Development launched its RM100 million Reko Sentral Commercial Park at the centre point of the bustling Jalan Reko and Jalan Bangi. This prime 20-acre land boasts some 13 blocks of shop-offices. 129 shop-offices are offered on an en-bloc basis and come with individual freehold title. Block 10, which hosts 17 units of shops (ground floor) and 64 units of offices (second and third floor), is for sale on a strata basis.

 

To complement this commercial park, a modern three-storey wet market was recently approved by the municipal and is targeted to serve the community by end-2008. PLACES OF INTEREST

Satay Kajang Hj Samuri

Kajang is famous for its sate (alternate spelling is satay), a form of skewered barbecued meat. Informally, Kajang is known as the "Satay Town", and is famous among tourists and locals alike. The most famous place to eat Satay is Haji Samuri as well as Restoran Malaysia.

Overnight accommodations includes Metro Inn, Crystal Oriental Hotel and Uptown Hotel, which are located within a 2 km (1.2 mi) radius of the town center.

 

Shopping

Kajang has a number of new and old shopping complexes. The Billion Shopping Center in Kajang town has been around for more than 20 years. It was originally located in the heart of Kajang town and now has a new and larger branch in Bandar Technologi Kajang. Metro Kajang, Metro Point and Kompleks Kota Kajang are other shopping complexes in Kajang. Metro Avenue is a new shopping district under construction located opposite SMJK Yu Hua Kajang.

There has been a boom of hypermarkets in Kajang in the past 5 years, marked by the emergence of Giant, Tesco Kajang and Jusco Balakong.
